What is a Landlord Gas Safety Certificate or a CP12?

A Landlord Gas Safety Certificate, otherwise known as CP12 is required by law for landlords, who are renting out properties.

A Landlord Gas Safety Certificate, or a CP12 are essentially the same thing. CP12 is the outdated, albeit more popular name for the same document.

This is the document the engineer leaves after he has serviced and/or safety checked a gas appliance in a tenanted property. The document carries the information of what exact checks were made, which appliances were checked and whether they were found safe.

A Landlord Gas Safety Certificate can only be given out by a qualified and registered Gas Safe engineer. Copies need to be given to both the landlord and the tenant. The tenant must receive a copy within 28 days of the check.

What is contained on the Landlord's Gas Safety Certificate?

  • The date when the check was carried out.
  • The address of the property.
  • A description and location of each appliance, which was checked.
  • The name and address of the landlord.
  • Any issues, which might have been identified and what action is required.
  • The name, registration number and signature of the engineer.

If you are a landlord, you must, by law have a gas safety check every year. This is required for all gas appliances in each individual property you own.

If a gas appliance belongs to your tenants you're not responsible for having it checked, although many gas engineers will just check all the gas appliances they find in a property.

If you're a homeowner you're not obliged by law to have an annual gas safety check but it is still advisory to do it for your own safety.

A Landlord Gas Safety Certificate is valid for exactly 12 months after the date it was issued. This means that as a landlord you should organise your Gas Safety check at least a month before the expiration date.
